St. Louis Real Estate – Occupied or Vacant?
Do you plan on living in your home while it is on the market?
Occupying your home while it is on the market is sometimes necessary and can be stressful. Make sure that if you will be living in the house that it is always kept tidy. You never know when someone will want to take a peek inside. And remember, first impressions are everything, so you may want to put the dirty dishes in the dishwasher before you leave for work in the morning too. Another consideration is how flexible you can be with showing times. Are you willing to accommodate someone else’s schedule? The perfect buyer may ask for a showing right when you sit down for dinner. Being flexible with showing appointments will make it much easier for potential buyers to see the home and make an offer.

Living in a home while it’s actively on the market, especially if it’s generating a lot of traffic, can be hard on home owners, especially if they have young children. Having to live in such a way that the house is always in showing condition can be really stressful and can even start to take its toll on a person’s job if staying on top of chores is too time-consuming. As a result, I advise many of my sellers, even ones with small children, to enlist their kids’ help with all kinds of tasks. Of course it helps to give them incentives but you’d be surprised how much they typically pitch in and help out just from being told they need to help out in order to get the house sold. They really seem to get the big picture and keep things tidy in the pursuit of that goal. Who says today’s kids don’t know anything about delayed gratification?
I never would have thought this possible with young kids but I’ve seen it time and time again.
